Which side of the Balcones Fault your property sits on decides how the pad gets built. West of MoPac you are on limestone with thin soil, so the subgrade carries load without help and your cost is any grade cut through rock. East of I-35 you are on blackland clay, which is a completely different problem.

Clay moves. It swells wet and shrinks dry, and a slab on a clay pad that was not built for that will crack. The answer is stripping the topsoil, controlling moisture in the fill, compacting in lifts, and getting the finished grade to shed water away from the structure so the clay under it stays at a stable moisture.

Is a slab on clay a problem?

It is if the pad was not built for it. Blackland moves with moisture. Controlling that with proper fill, compaction and drainage is what keeps a slab flat.

Rock. The subgrade is solid, which helps, but cutting grade through limestone means hammer work priced by the day.

Rarely. Tree ordinances and tight access make small city lots impractical for our equipment. We work the acreage outside.

Yes. Staked elevations and plan sheets are normal for us, and so is building a barn pad by eye.
