What is the problem with building on blackland?
It swells when it is wet and shrinks when it dries, and it moves enough to crack a slab or ruin a road that was not built for it. The answer is proper moisture control and compaction, plus getting water off it. Done right it holds up for years.
Can you build a pad that will not move?
We build them to minimize it. Strip the topsoil, work the clay at the right moisture, compact in lifts and grade the pad so it drains away from the structure. Blackland always moves some, and a properly built pad handles it.
When should we schedule?
Late summer through winter. Wet blackland is heavy, slow and tears up ground getting to the job. We will tell you if waiting a few weeks will make it cheaper.
Do you build ranch roads on clay?
Yes. Crown is everything on clay. A flat road holds water and turns to soup. Crowned, based and ditched, it works through a wet winter.
Do you do demolition and haul off?
Yes. Old structures, slabs and pens taken down and the debris hauled off, leaving clean ground.
