Permits and Practical Rules in Williamson County
A stock tank on your own acreage around Leander usually does not require a state permit. Texas law allows a landowner to impound water for livestock and domestic use without a water right, and typical ranch ponds are well under the threshold. TCEQ dam safety rules only come in once a dam is tall enough or holds enough water, and we will flag it if your project gets near that.
What does come up in Williamson County is floodplain. The San Gabriel and Brushy Creek systems and their tributaries have mapped flood hazard areas, and building inside one means a development permit through the county. It is worth knowing before you plan a pond location rather than after.
City limits and ETJ boundaries matter here too. Leander, Cedar Park and Georgetown have all grown outward and their development rules do not stop at the city line. If your parcel is inside an ETJ there may be requirements a parcel a mile away would not have. We check that during the site walk.
Wildlife and ag valuation questions go to the Williamson Central Appraisal District. Water is usually an accepted practice in a management plan, but confirm what they want documented before you build.
Pond Building Around Leander
Leander is right on the seam. West of town you are climbing into Hill Country limestone with thin soil over it. East and north toward Hutto you drop into deeper prairie dirt. Both exist inside a fifteen minute drive of downtown, and which one your property sits on is the biggest single thing that decides what your pond costs.
We work the acreage around Leander regularly, mostly along the South San Gabriel, up toward Liberty Hill on 29, and out west on the FM roads toward Lago Vista. That country is broken up with draws and creek bottoms cut into the higher ground. Those draws are usually where the pond wants to go, because that is where the soil collected.
The mistake we get called out to look at most often around Leander is a pond somebody put on high ground for the view. Up there the soil is thin and the limestone is close and it never holds. Move the same pond three hundred yards down into the draw and it holds fine without a liner. Placement is the whole game in this part of Williamson County.
Growth is the other factor. A lot of the remaining acreage sits below new rooftops. If your property catches runoff that did not exist ten years ago, the pond and the spillway have to be built for that.
What We Build Around Leander
We dig ponds on ranches, hobby farms and acreage all over the Leander area. Quarter acre stock tanks up to multi acre lakes, plus expansions and cleanouts on ponds you already have.
Stock Tanks & Ranch Ponds
The working tank. Eight foot center depth, banks graded to hold their shape, placed where the runoff already goes.
Lake Excavation
Bigger water for property that can feed it. We size the dam and the spillway to the country draining in.
Pond Cleanout & Rehab
Twenty years of silt pulled out, banks reshaped and the dam checked. The site has already proved it holds water.
What a Good Pond Does for a Place Out Here
Water changes what a piece of land can do. Cattle stay put instead of drifting to the neighbor. Wildlife shows up and stays. The runoff that used to leave your place stays on it. And on a hot August afternoon it is the only thing on the property anybody wants to be near.
Key Benefits Include:
- Cattle watered where you want them
- Wildlife and dove brought in close
- Runoff captured instead of lost
- Fishing water close to the house
- A water source if a fire starts
- Land value you can see from the road
How We Build a Pond That Holds
Four steps. Getting the first one right is most of the work.

Find the Spot
Not the prettiest spot, the one that will hold water. Soil depth, clay and where the runoff already goes.

Set the Numbers
Surface size, center depth, bank slope, dam height and spillway capacity, all worked from your watershed and what you want the pond for.

Move the Dirt
Cut the basin, build the dam in compacted lifts keyed into solid material, and shape the banks as we go.

Walk It With You
Before the trailer leaves we go over the finished job together and fix whatever needs fixing.

Slide in the size, depth and bank slope you have in mind and see roughly how much dirt has to move and what that runs. Works for anything up to 2 acres.

3:1 is the steepest bank and moves the least dirt. 5:1 is a gentle wade-in bank, easier on cattle and safer around kids, but it takes more digging to get the same water.

This is an estimator, not a quote. It figures the dirt you would move for a bowl shaped pond at the size, depth and bank slope you picked. What you actually pay depends on whether we hit rock, what shape the ground is in, how far we have to haul spoil, and whether the spot needs clearing first. Rock is the big one. If we run into granite or solid limestone we have to bring a hammer out and that gets billed by the day. Call us and we will come walk it.

What Our Customers Say
★★★★★
“This is the second time using this company. And always quick responses and follow through! Their quality of work is the best in the industry. I’ve reached out to other companies before and usually slow to respond and set a date to come look at the property for a project and no show. That is something you won’t have to worry about by going with Texas Grading.”
Sean Chandler
★★★★★
“Worked with me to get my pond exactly how I wanted it. Taylor communicated well and was willing to cut me a fair deal when things weren’t exactly as expected. Jonathon is an ace with the dozer. The man can move some dirt like icing on a cake. Well done gentlemen!”

Frequently Asked Questions
Will a pond hold water in Leander without a liner?
In the right spot, yes. The soil varies a lot over short distances around Leander. We dig test holes to find where there is enough clay and depth. When a property genuinely has no good spot we tell you instead of building something that leaks.
What happens if we hit rock?
The hammer comes out and the job slows down. We price hammering by the day because nobody can honestly quote breaking rock they have not seen. Around Leander the better answer is usually to move the pond rather than fight the limestone.
How much does a pond cost in Leander?
A quarter acre starts around $14,000 and a full acre around $33,500 at eight foot center depth. Where you land inside that depends almost entirely on how much rock we find.
Do I need a permit in Williamson County?
For a normal stock tank on private acreage, usually not. Floodplain, dam size and impact on a mapped waterway are what change the answer. We will look at your spot before anybody digs.
Can you work around an existing house and septic?
Yes. We work around houses, septic fields, fence lines and driveways regularly. Access for a low boy and where the spoil goes are the two things we sort out on the site walk.
